The heat and humidity have returned to Arkansas, and so too has the fierce competition among prospective homebuyers. Late spring through August has long been considered a peak season for real estate, and this summer is no different.
For those considering hammering in a “for sale” sign, what’s the secret to helping a property stand out among the crowd? Susan Vaught of the Arkansas REALTORS Association is sharing easy tips to get your home market-ready without blowing your budget or timeline.
1. Opt for quick, affordable interior refreshes. Before diving into costly renovation upgrades, remember that most buyers are looking for clean, well-maintained spaces, not brand new ones. Investing in a fresh coat of neutral paint, such as a soft white, warm beige or light grey, can help reflect natural light, making rooms feel brighter and larger.
2. Boost curb and backyard appeal. A home’s exterior is the first thing buyers see online and in person. Small changes like powerwashing siding, tidying landscaping or adding fresh mulch can instantly make a home more attractive. Even something as simple as a new welcome mat or freshly painted exterior door helps create a more inviting, appealing environment.
3. Embrace seasonal cleaning. Overflowing spaces and clutter can be distracting and diminish a home’s features, such as large closets and storage areas. Taking the time to clear out excess furniture and personal items can help buyers focus on the house itself rather than what’s in it.
4. Take advantage of natural light. Summer may bring scorching temperatures, but it also offers a big perk: more daylight hours, which can make homes appear more spacious. Make the most of the longer days by thoroughly cleaning windows, opening curtains and blinds and trimming any landscaping that may block sunlight.
5. Don’t forget to sweat the small stuff. Minor repairs may be easy to overlook, but buyers often notice them. Fixing leaky faucets, squeaky doors, chipped paint or loose cabinet handles signals that a home is well-maintained. If not addressed, these small issues may lead buyers to wonder whether bigger problems are lurking beneath the surface.
