Luxury is Gaining Ground in Little Rock
As of early September, 91 homes above $1 million have sold in Pulaski County in 2026. That has already surpassed the $82 million-plus sales recorded during all of 2025, with nearly four months remaining in the year.
West Little Rock is an important part of that activity. During the second quarter of 2026, the average sales price across west Little Rock reached approximately $596,000, up 14% from the same quarter in 2025.
However, the market is not simply moving faster as prices rise. Average days on market increased 20% year over year to 66 days.
At the upper end, homes priced above $750,000 carried approximately 3.6 months of inventory during the second quarter. These properties averaged 59 days on market and sold for approximately 97% of their final list price.
Taken together, those numbers paint a more interesting picture than simply calling the market hot or slow.
Demand for exceptional homes is clearly present. Values are growing. Luxury transactions are accelerating. But buyers also have choices and are taking more time to make them.
For sellers, simply entering the market isn’t enough.
“A property has to earn attention, while the market has to understand why it is exceptional,” says Chris Marsh, CEO and principal broker of Capital Sotheby’s International Realty.
That distinction is becoming increasingly important in west Little Rock’s luxury market. Exceptional presentation isn’t simply about beautiful photography or polished marketing. It is about identifying what makes a property truly distinctive, articulating that difference and creating a strategy that connects it with the buyers most likely to value it.
Why West Little Rock Fits the Moment
West Little Rock, and Chenal Valley in particular, offers many of the qualities today’s luxury buyers increasingly value: privacy, established neighborhoods, custom architecture, larger homesites, outdoor living and convenient access to dining, recreation, business and culture.
Wellness real estate has more than doubled in size in five years and is projected to surpass $1.1 trillion globally by 2029. Nearly 38% of surveyed real estate professionals working in the $10 million-plus segment said aging in place is becoming a greater consideration for buyers.
Main-level primary suites, outdoor living spaces, pools, fitness and wellness areas, elevators, generators and backup power, multigenerational accommodations, security, privacy and access to nature are becoming more than a list of amenities.
Increasingly, they help answer a much larger question: How well can I live here?

19 Spring Valley Lane: When Property and Presentation Align
